Spanish Fort sits on the Eastern Shore of Mobile Bay, just across the Causeway from Mobile proper. It’s a fast-growing community with a mix of housing types — older homes in the historic Spanish Fort area, mid-century homes around the Bay Front, and newer subdivisions along the Highway 31 and Highway 181 corridors. The mold issues across Spanish Fort are similar to Mobile’s in some ways and different in others.

Why Spanish Fort Has Distinctive Mold Issues
Direct hurricane exposure. The Eastern Shore took the eastern (more damaging) side of Hurricane Sally’s eye in 2020. Spanish Fort, Daphne, and Fairhope all had widespread roof damage, water intrusion, and downed trees. Mold remediation work in Spanish Fort following Sally was extensive and continued well into 2022.
Bay-front and creek-front moisture. Properties along the Bay or along the various creeks (Bay Minette Creek, D’Olive Creek) have higher ambient moisture from the water than even typical Eastern Shore properties. Crawlspaces in these properties can have direct groundwater issues.
New-construction issues. Many Spanish Fort subdivisions are recent enough that they’re predominantly slab-on-grade construction. Slab homes have different mold patterns than crawlspace homes — typically HVAC-condensation issues, slow plumbing leaks at slab penetrations, and post-water-damage events where flooring has been wet long enough for mold to establish on the underside.
Older Spanish Fort historic area. The original historic Spanish Fort area has older homes with older construction, including some crawlspace homes with the same issues we see across Mobile Bay.
