Tillmans Corner and Theodore are the major communities in south Mobile County, stretching from the southwest part of Mobile proper down toward the Dog River, Fowl River, and ultimately Mobile Bay’s western shore. Together they encompass tens of thousands of households across a variety of housing types — older mid-century homes, manufactured housing, post-1980s subdivisions, and waterfront properties along the various rivers and bayous.

What We See in Tillmans Corner
Tillmans Corner is mostly post-WWII development, with significant growth in the 1960s through 1980s. The housing stock includes a mix of crawlspace homes (particularly the older sections), slab construction, and manufactured housing.
Crawlspace issues in older Tillmans Corner homes. The older sections — particularly along Hamilton Boulevard, Snow Road, and the older Government Boulevard corridor — have crawlspace homes with the same Gulf Coast crawlspace issues seen throughout the area: high humidity, soil moisture, often inadequate vapor barriers.
Slab-home HVAC issues. Slab construction is widespread in Tillmans Corner, and HVAC-related mold (condensate drain failures, ductwork condensation, supply boot mold) is a regular call type.
Manufactured-housing mold issues. Manufactured homes have their own mold profile — typically related to underbelly moisture, wall-cavity moisture from exterior wall design, and HVAC issues. We have experience working in manufactured housing and can scope remediation appropriately.
Post-storm mold. Like everywhere in Mobile County, Tillmans Corner had Sally damage, and the post-storm mold work continued into 2021 and 2022.
What We See in Theodore
Theodore extends from the southern edge of Mobile down toward Mobile Bay’s western shore, and includes areas along the Dog River, Fowl River, and various bayous. The housing is more varied than Tillmans Corner, ranging from waterfront homes along the rivers and bay to inland subdivisions to rural properties.
Waterfront moisture. Properties along the Dog River, Fowl River, and the western shore deal with direct waterway humidity and groundwater issues. Crawlspaces in these properties can have direct groundwater intrusion during high-water periods, and chronic moisture even when no surface water is present.
Post-flooding mold. Theodore and the surrounding southern Mobile County area is exposed to both hurricane-driven storm surge (from the Bay) and to inland flooding when tropical systems drop heavy rain. Mold remediation following these events is a recurring need.
Industrial-area properties. South Mobile County includes industrial zones, and we occasionally do mold remediation in commercial or industrial properties. The protocols are the same; the scale and access requirements are different.
